Cancelling your accommodation offer

Please note this information is related to cancelling your tenancy before moving in. For information on cancelling your tenancy after you have moved in, please visit our Current Students section. Before moving in, your right to cancel your tenancy once you have accepted it and to receive a refund of any money paid will depend on the residence you are moving into:

All residences (except Chantry Court, Deans Court & Woodland Court)

Payment on acceptance of offer: Postgraduate students pay £500 Advance Rent to the University when you accept your room offer.  

Cancellation policy:

  1. If we cancel your tenancy because you are not able to progress to your studies we will refund any advance rent that you have paid. 
  2. You can cancel your tenancy before you have paid your advance rent (if applicable) you will not be liable for any payments.
  3. You must pay your advance rent within 3 days of accepting your accommodation offer. If you have not paid your advance rent in this time we will cancel your offer.  
  4. Unless you have collected the keys for your accommodation you may cancel your booking by sending an e-mail to accom-office@bristol.ac.uk, at any time during the 7 days after you have paid your Advance Rent and we will return your Advance Rent to you.
  5. If more than 7 days have passed since you paid your Advance Rent you may cancel your tenancy by sending an e-mail to accom-office@bristol.ac.uk, but we will retain your Advance Rent.
  6. If you do not arrive in the UK but begin studies (online), you will be liable for your rent from the tenancy start date unless you cancel your tenancy as outlined above.  

Chantry Court

Chantry Court is a 'Nomination' property. This means that you apply to live there via the University's application process, but that your tenancy agreement is with the third-party provider (Unite) and you pay your rent directly to them. 

Payment on acceptance of offer: £500 Advance Rent paid to Unite when you return your tenancy agreement to them.

Cancellation policy:

  1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
  2. Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

Deans Court & Woodland Court (subject to amendment for 21/22)

Deans Court and Woodland Court are 'Nomination' properties. This means that you apply to live there via the University's application process, but that your tenancy agreement is with the third-party provider (A2Dominion) and you pay your rent directly to them. 

Payment on acceptance of offer: £500 Deposit payable to A2Dominion when you accept your room offer - held as a damage deposit when you move in, which will be refunded by A2Dominion at the end of your tenancy provided you leave the accommodation in a good condition and you have paid all your rent.

Cancellation policy:

  1. Up to September 1 and unless you have collected the keys for your accommodation you may cancel your booking by sending an e-mail to accom-office@bristol.ac.uk, at any time during the 7 days after you have paid your Deposit. If you do that, we will return your deposit to you. 
  2. If more than 7 days have passed since you paid your deposit you may cancel your tenancy but A2Dominion will retain your Deposit and you will have to pay all accommodation fees due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a New Tenancy. If a replacement Tenant is found for your Room, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. You will be charged up to £100.00 to cover the costs of preparing the Room and Tenancy for the replacement Tenant. If no replacement Tenant is found for your Room A2Dominion will be entitled to retain your Deposit until all amounts due under your Tenancy Agreement have been paid.
  3. After September 1 you may cancel your tenancy but A2Dominion will retain your Deposit and you will have to pay all accommodation fees due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a New Tenancy. If a replacement Tenant is found for your Room, A2Dominion will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. You will be charged up to £100.00 to cover our costs of preparing the Room and Tenancy for the replacement Tenant. If no replacement Tenant is found for your Room we will be entitled to retain your Deposit until all amounts due under your Tenancy Agreement have been paid.
